While Phil Foden is expected to replace David Silva, Grealish could be viewed as another option to the veteran Spaniard, who will leave the Etihad Stadium at the end of the campaign.
With Grealish still having just under three-and-a-half years left on his contract, Villa will likely demand in excess of £60m for his signature.
